Corona Virus – Covid 19 Update – 27th March 2020
We want to assure you that we are doing everything we can to continue to provide services to all our tenants, we are reviewing the situation on a daily basis.
Information on how to protect yourself from this virus is available on the Scottish Government website. https://www.gov.scot/
The Government has now made it absolutely clear that no-one should be leaving their home except in very clearly defined circumstances and we would urge you to comply with this advice.
The office is now closed to the public until further notice and all staff are working from home. All our staff are able to access systems from home and we will still be able to respond to queries. You will still be able to contact us by telephone or email, the only difference is that our staff will not be able to visit you at home. As so many people throughout the country are working from home, we are experiencing some slight issues with connections to our office system so it may take a bit longer than normal for us to respond to your queries.
If you are self-isolating in accordance with health advice and live alone, or if you have any other concerns, please contact us and we will do our best to offer assistance. In line with the General Data Protection Regulation we will share this information with relevant Contractors. At this time, we would also ask that you are more vigilant than ever regarding your neighbours and please get in touch with us if you have any specific concerns.
If you normally rely on us contacting you by post, please let us know if there is an alternative we can use, for example telephone or email.
We will be providing daily updates on the website on how things are progressing and we would encourage you to check this regularly – www.manorestates.org.uk If you do not have internet access, please contact the office if you have any queries.
If you have any concerns about this matter, please contact the office on 0800 093 8823 – calls are being diverted to staff working at home so it may take a bit longer than usual to answer your call
If you have a pre-payment meter and are concerned about how you will be able to top up your card/key, please check out the information and advice on this link –
https://www.moneysavingexpert.com/news/2020/03/energy-firms-move-to-help-customers-unable-to-top-up-due-to-coro/ If you are concerned about this issue, please contact us – we can refer you to a specialist energy advice service, however please note that demand for this service will be high at this time.
Right to Repair
The Right to Repair, which enable you to appoint your own contractor if we do not complete certain repairs within a specific timescale, has now been suspended. As previously advised, we are only able to provide an emergency repairs service and gas servicing at the present time. If you do need an emergency repair you will be asked to maintain your social distance from the operative – ideally by going to another room – the operative will let you know when they have completed the repair and leave the property – please protect yourselves and the workmen.
In line with Scottish Government guidance our Painterwork Contractor Novus have now suspended works. They will be removing their equipment from sites this week. We will advise you when they will re-start on site. The Cleaning Contractors are continuing at present and we are working with the Landscape Contractor to arrange a reduced service. Please maintain your social distance if you see these operatives working in your area.
Payment of Rent
You should continue to pay your rent as normal. We understand, though, that some tenants may have their income reduced as a result of this situation. If this is the case, please make sure you contact us as soon as possible. You may wish to check the new Citizens Advice Scotland guide which is available at https://www.citizensadvice.org.uk/scotland/health/coronavirus-what-it-means-for-you/ . If your income has reduced, you may be able to claim Universal Credit. For more information please visit: https://www.mygov.scot/claim-housing-benefit/.
If you have any queries or concerns please get in touch and we will do our best to help.
With the exception of weekly stair cleaning and monthly landscape maintenance . All communal maintenance and repairs instructed to our contractors have now been suspended for the time being. Emergency communal work should be notified to our general maintenance contractor Novus, or to us by phoning our 0800 093 8823 number.
For those paying their factoring charges by instalments please maintain the agreed amount where possible, should these payments need to be reduced for a time it is important that you let us know as soon as possible. You can email us on email@example.com or call 0800 093 8823.
Please work together with your neighbours to keep your common stair secure. With the schools now closed children are keen to see friends and continue socialising. We ask you all to remain vigilant and respect the social distancing rules including in common stairs and back greens.
