External decoration is generally carried out on a seven year cycle. We may need to redecorate some properties sooner depending on their location and exposure to the weather.

We know from your feedback that you are keen to know the timings of any works which will be undertaken to the interior of your home. You will be contacted, in writing, in the spring of each year if we intend to commence works in your property and what the works would entail.

Gas Maintenance Annual Servicing

We will meet our statutory obligations for Gas Safety by ensuring that the annual gas safety check is carried out at intervals of not more than 12 months.

Our Contractor – Lothian Gas – writes out to our tenants to let them know when the annual gas safety check will take place, giving reasonable notice to amend the appointed time.

We make a reasonable number of attempts to gain access to carry out the annual gas safety check. Where attempts to gain access have failed and you do not co-operate to allow us access to carry out the service we will force entry. The tenant will be recharged costs, which can be in the region of £300.

Smoke Detectors/ Carbon Monoxide Detectors

We have installed a smoke detector in every house. Some houses have battery operated detectors – please ensure that you test your detector on a regular basis and install a new battery whenever necessary. Smoke detectors save lives – don’t allow the batteries to run out.

Carbon monoxide detectors have been fitted in all of our houses where there is gas or solid fuel heating. These detectors are checked annually as part of the gas servicing contract.
